I live in west Medford and work in the Harvard square area of Cambridge. I would bike or use an electric scooter to get to and from work, I think. If you happen to bike a similar route, how friendly is it for cyclists? The T could also be an option.
In general, what are the pros and cons of not having a car? I’ve never not had a car since I got my license so I’m a bit hesitant.

I rented a car in the Caribbean. It was a brand new 4 door hatchback. I don't remember the make and model, but a cheap basic brand. I drove about 3/4 of a tank for the week. I remember backing up once out of my parking spot and hitting the bumper on a post--it was a direct hit and not too bad, but there was a tony hole in the (white) paint. When I brought it back, they found that hole and some scrapes on front bumpers that looked like they could be washed out, but I was in such a rush. Now I have to pay $680 on top of the regular fee. Does that sound reasonable? It's already been charged to my Mileage Explorer card and I'm not sure there's anything I can do about it except learn a lesson, but I just thought I'd ask.

8/26 Saturday Day 1) -LAX to Calgary -Land at 12pm pick up rental vehicle 12:30pm -go to grocery store grab supplies for food and drinks -drive to Banff and do Sulphur Mountain Gondala around 3pm or so -explore town a bit check into Hostel (Samesun and Banff International looking like my top two picks) to stay 8/26-8/30
8/27 sunday Day 2) - wake up super Early Drive to Lake Louise parking lot for Hike to Big Beehive, Agnes Lake, Loop + come back to Banff rest and relax grab dinner
8/28 monday day 3) - 11:00am Half day white river rafting, maybe explore Kootenay another relaxful day in Banff maybe check out a bar or two
8/29 Day 4) - need insight for early morning [7:00am-10:30am] breakfast obviously -(planning to do Moraine Lake via shuttle around 11:30am to 12:30pm arrival time rockpile viewpoint and shoreline hike then shuttle back to car parked at Lake Louise ski resort parking lot (possibly have a canoe rental in place at Lake Louise before - Johnston to upper Falls,
8/30 day 5) check out hotels in Banff/museum maybe before heading out Icelandic parkway stopping at most popular spots up the way I haven't hit at that point up to Jasper, stay in Jasper Hostels in area
8/31 day 6) -Lake Maligne to spirit island explore town of Jasper, tickets to the Astrology center in Jasper for some viewing of Space looks neat! -stay in town again at a hostel

Now I am going to be completely honest. I do have all the way until 9/5 so I am unsure if I should stretch things out, settle in one place a bit longer, and or even try to visit another nearby town or monument/park. I also need to still book tickets; currently pending my cousin to see if he is wanting to join the trip before I purchase/set times on things to be more flexible for him as well.
*My dates and itinerary are completely flexible as except my flight times :)
round trip flight from LA to Calgary $611USD Rental Car: $330 8/26-9/5 USD Gas = $ whatever it ends up being, car needs it to get around Hostels $80/DAY USD Tours/attractions ( Sulphur mountain Gondola, Canoe rental, Roam shuttle bus, maybe Glacier tour) Budget $500ish if there is something else I should try Food = Plan to eat out a few times but more so stick to quick snacks like Jerky, protein shakes, water with Liquid IV, fast food spots. Will not be bringing cooking gear nor groceries to prep meals. This can add up fast but I do plan to be diligent on what I swipe on. Gift shops/Decals/patches =$100-200 depending on what I find.
***I do understand it seems like lots of driving and such to complete; however I am a madman and have done Los Angeles to Utah Mighty 5 National Parks in 4 days with hiking and camping involved by covering ground being up at 2-3 am on the road to get to the next destination. I can sleep when I am dead : )

So my bf said he saw a crane in our creek the other day which only consist of Minos and some crawdads … maybe the occasional fish.. I thought he was loosing his mind until I saw it this morning in our creek I barely just spotted it until it flew away. I was reading on google that they are very rare in Virginia so what else could it be ? It had a bluish color to it. Do I have a rare bird in my back yard or something else ? I live in Chicago and it gets solid use for 3.5-4 months out of the year. My unit is 20 years old, it looks to be in good shape by the tech that does our yearly servicing showed us pics that the fins are a little bent in places but he did comb them.
We usually go from a $40 electric bill in non-summer months to $120-140 during the summer in a 1200 sf 2 bed 2 bath with west facing floor to ceiling windows and direct light from 1-7pm. This is on par with my last home which was a rental.
When would you replace it? When it breaks down? I just want to plan my home budget for the next 2-3 years but of course I have emergency fund in case of worst scenario.

I'm recently divorced and instead of having the midlife crisis Cayman purchase, I'm thinking of renting something more exciting, a Portofino. Scratch the itch without buying the ranch. I'm planning a round trip road trip from LA to Seattle and back with stops along the way. It's around 2,600 miles. The car would be rented from Enterprise, not a small business. It's limited to 1,000 miles, with $1/mile fee. So rental cost + $1,600 overages. Has anyone ever done something similar? I want to make sure I read the contract so that I'm free and clear once I return it with the odo so high.

In college, a professor once said, “America constantly sells out its own citizens because we are one of very few countries that’s built its entire government and wealth by exploiting (and then excluding) indigenous, immigrant, enslaved, and other disadvantaged people on the land that the we colonized. American leaders will shoot themselves in the foot if it causes ‘the others’ in our society to stumble.” He was speaking in general, not specific to urban planning, but I think he was on to something.
This take may be radical but it makes more and more sense when I see suburban NIMBYs shoot down transit improvements. Car-centric culture creates exclusive neighborhoods and lifestyles that “the poors” can’t access, and many Americans want to uphold this, especially as immigrants and people of color become more educated, more celebrated, and the dominant population.
It feels obvious that many American leaders don’t see all Americans as truly American… or even human. So, yeah, I imagine there is less of an incentive for them to GAF about the safety of our streets.
And I wonder since European countries like NL more greatly consist of white people of a similar ethnicity, if politics there lean towards equity because leaders see their citizens as being a unified group that government has a duty to serve.
Also, to be clear, I understand that many EU countries had colonies and exploited countries like India, South Africa, and Nigeria. I also understand that many EU countries have many citizens of color. But, their history is very different in that they maintain an identity based on their European history, whereas the U.S. culture and history is defined in its entirety by how we took advantage of land occupied by Native Americans, Hawaiians, and Mexicans, how slavers enslaved West Africans for free labor, and other egregious violations. From its inception, America was designed to be a haven of “freedom” for some and a trap of suffering for others.
I’m curious how much this dynamic makes Americans embrace anti-human car-centric city planning.

Intro: Here is some data comparing the assessed property values per m^2 in the West End (specifically the census tracts of Spence and Daniel McIntyre) and in South-East Winnipeg, (specifically the census tracts of Windsor Park and Southdale). All things else being equal (income, crime, etc.), dense walkable neighbourhoods almost always generate more tax revenue per m^2 than car centric neighbourhoods. In this case, even though the median income is significantly lower in the Spence + Daniel McIntyre, these two neighbourhoods have a higher average assessed property value per m^2 (and thus generate more property tax revenue per m^2) than Windsor Park + Southdale. This is important because the City of Winnipeg is almost completely out of money and needs to be incentivizing the creation of new dense, walkable neighbourhoods instead of car centric sprawl.

What are we looking at and why these four neighbourhoods? -These four neighbourhoods were picked because of their different urban designs. Spence + Daniel McIntyre are walkable, mixed-use suburbs while Windsor Park + Southdale are car centric suburbs. The difference in transportation mode choice can be seen in the 2016 census statistics, which I've included some data from below.
-The population for Spence + Daniel McIntyre is roughly equal to the population for Windsor Park + Southdale. These populations are large enough to support several grocery stores and a variety of other businesses.
-This post is looking at the assessed property value per unit-area (in this case per m^2, but per acre and per km^2 also work). This closely corresponds to how much property tax per m^2 is generated by these neighbourhoods. Property tax per m^2 is important because the cost to service a neighbourhood increases mostly with-respect-to land area and not population, due to municipal services such as water mains, sewer lines, and roads becoming more expensive the more spread out a neighbourhood is.
In short, a higher assessed property value per m^2 is better for municipal finances.

Key Findings: -A network of gridded streets helps keeps a neighbourhood compact and mixed-use. Although a walkable neighbourhood does not require a grid, grid patterns are good for walkability and land use because they create short block sizes for people walking (allowing more direct and varied walking routes) as well as creating rectangular lots, which are easy to repurpose from detached houses to multi-family homes or commercial buildings.
-Having businesses within a neighbourhood makes it easier for people to walk or bike for errands/outings rather than having to drive. This significantly decreases the need for large parking lots in front of businesses, which generate very little tax revenue while taking up lots of space.
-Allowing a mix of housing types (such as duplexes, triplexes, small apartment buildings, and low-rise mixed-use buildings) gives people more housing choices and also creates more population density, which helps walkable neighbourhoods support a greater variety of local businesses.
Limitations of the Data: -Service cost per m^2 is not an exact measure of the cost for the City of Winnipeg to service a neighbourhood. There are variables that scale more with population than with area, such as Police services and Fire & Paramedics services. However, it is very difficult to calculate the exact cost for the City of Winnipeg to service each neighbourhood. So using the approximation of service cost per m^2 is the best I have for right now.
-The boundaries for the neighbourhoods of Spence and Daniel McIntyre are somewhat arbitrary, however they are the same boundaries used in the 2016 census. This made it easier to compare census data from each neighbourhood.
As a side note, I've now finished adding up all assessed parcels of land in Winnipeg, a total of about 240,572 properties! You can see the data in the One-Drive linked posted above. I hope to make more posts looking into the data soon.

2023.06.10 23:54 NoEditor6626 Got Approved for Driving For Lyft. Renting through the Express Drive Program. I pick up the car on Monday. So excited!
I've been in a bit of a bind financially, and after I was involved in an accident over a year ago I didn't have the means to afford a car and been without one since. I have my expenses to where I am still will be able to make money within my metro even after paying for a rental. I know it might be a honeymoon phase at first, but I am hoping for the best.
I just wanted to share this as when I did Grubhub and Uber Eats or even Amazon Flex, I loved doing these gig jobs and it feels great to participate in some way. I enjoyed making my own schedule and the rush when a ping would come in. Quite a few bad days, but more good days to where it felt like I was doing something that was fullfilling me and how I wanted to make money. I know not everyday is a slam dunk, but as I said I am hoping for the best.
Any people within the Philly Metro? Is it worth it? How much can I expect to make?

Basic Info: Seeking to purchase a house for ~400,000
Current house value ~300K (paid off, no mortgage payment)
Income: ~200K combined, but only looking to factor in my ~150K for loan purposes
Potential current house rental income: ~2,000/mo (minus taxes, expenses, management)
No car payments
My partner and I are interested in purchasing a house but we have no down payment. I was curious about using a Home Equity Loan for about $20K for the purposes of a down payment to hit the 5% needed by my credit union to get a fixed rate mortgage (looks like a 30 year is in the 6% interest range) as they do not require PMI. I understand there is some potential stickiness as far as the source of a down payment. Essentially, the current house is owned by my partner, they would take out the home equity loan, and we would use that for the down payment for the new mortgage in my name (assuming that's not a loophole that would raise concern with the bank - I still have to look into their policies on something like this, we're just kicking around hypotheticals).
To head things off at the pass in case this bleeds into relationship advice territory, I've put somewhere in the neighborhood of 20K into their house and we are okay with the potential risk here - if things fell apart we'd consider it a wash and each still walk away owning a house, which is another reason that renting out the current house appeals to us instead of selling it (again we're just kicking around hypotheticals). That said, the available space to more comfortably start a family if/when we desired is some of the impetus for exploring these possibilities.
As far as renting out the current house, I am aware of the possibility of it sitting empty and various complications and expenses (taxes, repairs, management taking a piece of the pie). To put a positive spin on it, in our zip code there are only a handful of places even available to rent and it looks like 2K is in the ballpark of average asking rent, considering our house is also in good shape.
Is this ludicrous or am I over thinking it? It's my understanding that conventional wisdom would suggest that not having a down payment ready would indicate that one isn't ready to purchase a house, but not sure if our circumstances would change that.
