California passed SB-197, which gave birth to the housing program California Dream for All. This program isn't available to apply for until 3/27/2023; however, the guidelines and details about the program have been released. You can verify all the info in my post here. This program is similar to the 10% down program CalFHA had last year. Like that previous program, this program only has a set amount of funds available.
What is the program?
Through shared appreciation, The California Housing Finance Agency (CalHFA) will provide 20% down payment assistance, in the form of a silent second loan. There is not a monthly payment associated with this loan; however, should you sell, refi, or transfer ownership, you will have to repay the loan they provided to you, as well as a portion of the appreciation. This loan does not turn into a grant.

$500,000 purchase price.
CalHFA will give you $100,000
This amount doesn't include what you would owe through shared appreciation.
What does shared appreciation mean?
CalHFA is entitled to 15% or 20% of the appreciation gained the purchase date. Whether you pay 15% or 20% will depend on your income. Per the guidelines, buyers whose income is between 80% - 150% of your county's Area Median Income (AMI) pay 20% of the appreciation. Most buyers are going to be within this range. If your income is less than 80% then CalHFA will only take 15%.

The alarm in my condo is connected to everyone's and there is no ability to silence it or turn it off once it starts. I'm on the 8th floor. If someone starts a fire on the 20th floor on the other side of the building mine will still ring.
Not only this but it's equipped with a white strobe light that starts blaring along with the alarm.
I'm not looking for a lecture on fire safety, I understand the importance but I couldn't bare how often this alarm was going off especially in the middle of the night and how invasive it was so I removed it myself.
I'm happy to have a fire alarm with batteries or one that is going to let me silence it as need be. How can condos in downtown Toronto charge nearly 3 grand a month and have this nuisance of a problem?
For context I lived in nyc for 10 years and parts of Europe for 4 years where they never once checked it. They were standard battery alarms too.
Why does Ontario/ Canada feel the need for central alarms out of the tenants controls? And why do they need to test that system once a month?
My question is when will they notice I removed mine? And how much trouble will I be in? And what can I do to negotiate with them having my own fire alarm?
I have to be up at 4:30 for work some week days and if an alarm is blaring for 45 minutes at 1am - how can I justify living here and paying exorbitant rent ?

Anyone smarter than me, feel free to correct any errors I make and I now I’m grossly oversimplifying the situation but this is my take away from how world financial markets work since learning a bit about GME.
So wealth is created by starting businesses that make and sell products or services, or by getting paid by those businesses for your time.
People take the wealth they’ve created and give it to banks to hold on to for safe keeping. And governments tax the wealth created to provide infrastructure for the people.
At some point the government and banks worked together to figure out that if they could generate more wealth faster by raising money for businesses and governments by creating stock markets and selling stocks and bonds. This was good for everyone at the time because everyone made more money.
Then banks realized they could make even more money by taking the money they were holding for people and lending it out with interest to other people and keeping the bulk of the profits for themselves.
More recently (and as we are seeing in current markets) hedge funds and banks figured out that they could make even more money by taking peoples stocks and bonds and “lending” them out to be resold. This allowed them to artificially create excess surplus of stocks available to be lent out which allows them to drive down the price of a stock anytime they want. Even if they are wrong and the stock price doesn’t go down, the extra shares they sold don’t have to be given back right away so they can wait until the time right to buy back that lent out share. Ultimately they can control the price of any stock and make unlimited money for themselves.
Then the executives of the banks and hedge funds got extra greedy and lobbied the government to lower their taxes at the same time they increased their pay so they could pocket as much wealth as possible. Then the executives sold and sold more stocks and bonds and what not, that they had borrowed from regular people, to pay their bonuses to the point that they didn’t have enough money left over to return the stocks they had borrowed. But when they got caught being greedy because they couldn’t pay back the regular people they cheated, the government stepped in and said no one worry, we will pay regular people back with the money we took from them in taxes.
So currently we are in a situation where rich people use our own money to steal from us and the government covers for them by paying us back and bailing the rich out with our own money.
Did I miss anything?
So does this cycle just go on until both the average person and governments are bankrupt and the wealthy own everything?

I’m 45 this year. I’m also divorced. 45-60 divorced men is the prime demographic for men to zero themselves out and jump off a bridge literally. I feel so fucking free right now. I feel such gratitude for my life and optimism for the future. My mom won’t even read my text messages. My sister won’t either. Basically I have a friend I've known since middle school. We used to be way closer in middle and high school (basically best friends) and we both really helped each other with some tough times. A few years ago, my dad died the summer before we were both starting college (different schools) and she kinda ghosted me for a few months because I was being too negative. I can take responsibility for this because honestly I might've been trauma dumping since she was my best friend at the time and I didn't have anyone else to talk to (therapy wasn't financially an option, mom died when I was a kid, I didn't have any other adults in my life I was close to at the time) and I completely understand that it might've been too much for her. However, I would never abandon a friend during their lowest times and although I get her side, part of me just can't really let it go. After we both started college and a few months had passed she reached out to me again. I never brought up my bitterness, partially because I didn't want to have a fight but the bigger reason being I just didn't want to "lose" someone else I was close to so I continued talking to her like normal and didn't really talk to her about my grief about losing my dad.
We're still friends despite the physical distance and us both living in different cities. For the most part, I thought I was over it but I noticed recently I've been thinking about it more. She usually texts me whenever she has an issue usually with a guy or at work and she'll talk for ages and I'll always listen and be there for her for as long as she needs as well as checking in on her later if she's still upset, but when she does ask about how I'm doing, she always says she has to go a few minutes later and most of our conversations are about her. I wasn't taking this so personally before since I am also quite busy with work and friends and I know it's hard to maintain relationships, especially when you live so far away and the only way to talk is over text but this has been going on for almost a year. For some reason, recently when she's been messaging me, it reminds me of what a dark place I was in when my dad died even though it has nothing to do with her. I was so alone and I still struggle with mdd but I'm in therapy now, have a great job and support system, and in an amazing relationship so even though I still have a lot of dark days, I think I'm managing it better now, or at least as well as I can.
I don't know what it is about this friend and me feeling so upset after we talk. I'm not normally a super emotional person and I never hold grudges with anyone else. I've noticed every time we've talked in the last few months resulted in me getting super upset after and sometimes I cried after. again, it's not due to anything she said but I think I associate her too much with the worst time in my life. I get I might have been too much but I continued to struggle for years and still do with opening up to anyone in my life because I assume they'll do the same thing and leave. I keep my emotions to myself 99% of the time and have gotten better at being my own therapist lol. I know it's wrong to blame all this on her and I won't say this to her because it would upset her. It's just internalized emotions but at this point I think staying friends is not the best for my mental health. My partner has been abusing me for years, but lately it's been rapidly getting worse. I've been trying to work up more stability so that when I leave, I don't end up homeless. But something always comes up and I get financially fucked all over again. Now the thing is I don't make enough money to survive independently. Jobs here aren't paying enough for anyone to live alone, it's awful. And I don't have any family or friends or support system. Women's shelters are either full or cannot help with anything other than a temporary bed for a few days. I hate where I live so much, I really just want to run away to a different state that's less fucked up... But then I would need to find a new job, and we're at an all-time bad time for getting jobs right now, and it's looking like the economy just keeps getting worse and worse. my credit is trashed so I can't rent a place to live. I don't own a car so I have nothing to sleep in or get to work or food sources with. I spend hours researching what I could try to do but it's all dead ends and I feel absolutely beyond hopeless and trapped because of fucking money. I feel like I'm stuck in a previous decade or a different country having to live like this, and I'm not the only one. Saving a few bucks here and there is not enough to sustain what it costs to have a safe roof over my head and a job to get to and electricity on and food to eat. It really does feel like the only way to end this relationship is to end my life, lmao. It sucks because I KNOW he is the problem, not me. I know I'm sane and he's not. I'm the type of person who carries my emotions in my stomach, and I'm prone to getting an upset stomach ( very tense feeling) especially if I get emotional or anything triggers me. This could be do to stress, if I see something online that upsets me, etc. I've never been formally diagnosed with anxiety, but I have been diagnosed with depression ( currently not taking anything for it). Someone once recommended me Tum's for an upset stomach and for the past 4 days I've been taking two a day and my stomach overall is feeling better, even when I see something online that upsets my stomach doesn't upset me for too long and I can move on. On the packaging it says not to take it longer then two weeks. I need to do more research about this on my own, but does anyone here regularly take Tum's daily? Should I tell the walk in clinic ( I live in Canada and don't have access to a family doctor but I have a walkin clinic I regularly go to) to prescribe me something similar to Tum's? I just don't want to damage my stomach lining long term or ruin my stomach acid production ( if that's a thing lol) but my stomach can feel so upset and I need relief. Not sure if this counts as a medical advice question lol I"ll let the moderators decide.

So I'm a property manager and my dad owns the duplex I was showing the other day. He was there doing some maintenance and also to help folks check out the unit since I'm in a wheelchair and this unit has stairs.

Understanding Instagram Strategy

I’ve advised 1000s of marketers, SMBs & creators that only reason Instagram never dies is because it’s the most personal platform & middle child in the family of Social Media Platforms.

Tiktok is opposite, People use it to discover new solutions, trends, Ideas & businesses. They aren’t interconnected with most of their friends. Unless Tiktok asks you to connect contacts & 70% people usually don’t follow their friends after connecting their contact lists.

You see content based on what you like, the personal connections doesn’t matter as much as they did on IG.That’s why brands on Tiktok try to create content that targets a broad share of platform. Because people are hear to build new interests, and discover new businesses.

For example, @Bose on Tiktok create funny reels about their new products to reach most of the audience.
Second, They create educational & focused content to keep the existing followers engaging + connected with their brands.
To explain Take @schick on Tiktok creating story-focused content to make sure the connection between newly gained audience starts building.
Third, Brands try to stay relevant by discussing points that audience mentions in comments. To make people believe they are listening to everyone.
For Example, McDonald’s Tiktok manager replied to a follower who said nobody will read this. This act shows a lot & the screenshot of this comment gathered 13k likes on Twitter.
Showing how engaging in comments can also impact your audience + you can end up gaining more attention on Twitter or reddit.

Instagram Images Vs Tiktok Carousels

In the state of Instagram reels, I mentioned that IG is back to prioritising every single format equally. What does that mean? It means that Instagram Imagery content is here to stay & it is gaining organic reach.
Comparing it to Rival Platform, now we have carousels on Tiktok. And this feature is highly organic when we compare it to Instagram carousels.
Tiktok carousels are an amazing way to post imagery content on platform and you can share more than 10 slides with ability to add sounds. On other hand, You can now add sound to Single images on Instagram but regarding carousels you can only have upto 10 slides with no sound adding feature.
Instagram carousels seem to take a loss here in terms of organic reach & Format freedom. But this format is one of my favourite to build an engaging audience as your audience tend to spend more time consuming your content.

Is anyone actually offended by the term “natural birth”?
Currently pregnant with #2 and planning a “natural” unmedicated home birth with a certified nurse midwife who works home births. For my first, I also did unmedicated but was in a birth center with CNMs and everything went super smooth so that’s why I feel confident in doing home birth this time around (as long as everything remains low risk obviously).
But whenever the term “natural birth” is brought up it seems like people push back and advocate for the term “unmedicated”. But at least in my experience, the people advocating against using the term natural birth are not self reporting as the ones offended by it. It always seems to be people pushing back in order to not offend anyone else, but I can’t recall anyone actually saying the term natural birth bothers them.
I’m a scientist, so I use the term “natural” in its literal definition to mean.. physiological, unassisted, without medical intervention, etc. and it doesn’t really have any connotation to me. Use of intervention is by its very definition not natural. That doesn’t mean it’s bad though, it’s just in the literal definition. It didn’t occur naturally. I’m super happy we have interventions for people who need or want them. For example I’m happy I have had all my **shots so I have immunity to some diseases. That’s not “natural” immunity, (I didn’t acquire it without medical intervention), but it’s a good thing nonetheless.
I know plenty of moms who have had cesareans, either as an emergency or elective, and I don’t think anyone would say that was a natural birth. Again, it’s a good thing. Not being natural isn’t bad or immoral or anything.
My idea is that the potential offense would come from a response like this: if someone says they’re planning or have had a natural birth, someone could respond or think “so does that mean my birth was unnatural?” Because I can see that unnatural definitely has a negative connotation culturally. I just don’t think it should. If you had or are planning on having augmentation or intervention (for whatever reason), and you feel like that is the best choice for you.. why should it matter how other people refer to their plan or their birth?
Maybe it’s just me coming from a family with members who are natural childbirth and lactation educators and advocates, so I grew up hearing and seeing natural births, that it surprised me when I first heard (online, I might add, not in real life) people saying “natural birth” isn’t a good term.
I’ve also heard that it’s inaccurate, but I think “unmedicated” is also inaccurate. What types of medications count? If you’re induced with Pitocin but don’t get an epidural, is that “unmedicated”? If you just use gas is that “unmedicated”? These terms to me seem equally imprecise, so I think you should just refer to your own plan/experience in the way that you resonate with and that feels most accurate to you and your experience.
TLDR; if you yourself are offended or bothered by or advocate for not saying “natural birth”, why? Why do you think we feel like something unnatural has to have a negative connotation when PLENTY of good and amazing things aren’t “natural”?

Saw some ad recently where a bunch of adult voiced babies are at a wedding and talking to some soy guy and one of the babies says “uhhm, so let me get this straight…. You live with your mom but own property in the Metaverse? I dont get it.” While sitting next to his baby wife. Are the makers of this ad implying that the babies fuck?
Seriously though, Im truly convinced that the cult of people who make these adult baby things must be sex pests of some sort. They have been incessently cranking out adult baby media for decades now. Theres no way its THAT popular, most people I talk to also seem to hate it. These freaks must be creating it for their own depraved pleasure.
