Hi all. I live in Ohio and go to university here. I (22F) live with 3 other females, all 22 years old.
To start, I joined these girls lease last year as they had an open room, I did not know them previous to moving in.
One of my roommates, E (F22) has a dog. He has lived in the house since our lease started in May.
Around thanksgiving, I was thinking about adopting a puppy. Before adopting the dog I asked all of my roommates if they would be okay with another dog moving in, and there was no one opposed.
Flash forward, I adopt the dog and he moves into the house. All of the girls met him and loved him. They all sat in the living room and each of them pet him etc…
Since I would not consider myself friends with these girls I spend my time at home in my room. My dog, who I’ll just call L, follows me around the house and is only ever in common space if he is playing with the other dog at my house or when I am cooking (and he just sits at my feet).
Flash forward to early February, I receive a text from my roommate H, stating that I do not watch my dog and he is all over the house and is overall a bad dog. Now mind you, my dog is 5 months old at this point, is attached to my hips at all times, and never leaves my sight. She continued the message stating that his shedding has irritated her allergies. Mind you, she has pet him and called him over several times.
I replied telling her that he’s really only ever with me, and that I wasn’t sure what she meant by his poor behavior. I told her I was sorry about her allergies and that if it made her feel better I could vacuum the house more often. And that my vacuum is in the living room for anyone to use.
This turned into an in person conversation, where H, screamed at me about my dog and how her allergies are going to put her in the hospital. I asked her what she would like me to do and she asked again to vacuum more, I again replied that I have no problem vacuuming more and I asked her to be more respectful when texting me.
To which she screamed “thank for caring about my feelings” ran upstairs and slammed her door.
I then proceeded to take my dog on a walk where I received this message: “If I end up in the hospital because of YOUR dog, then you’ll be paying the expenses. You need to take some responsibility”
I responded and said that my dog is in my room/outside 23/24 hour of the day and that I would vaccine more like she requested.
Since this argument, there have been some flare ups of her getting mad at me since I confronted her about using my cookware and cooking oil.
I have been vacuuming every morning, and I leave my vacuum in the living room for anyone to use. I also make sure that if H is in a common area and I need to cook or take my dog outside that my dog does not go up to her at all. I also have been using a deshedding brush and brushing him outside as needed (3-4x a week)
This girl will not look me in the face or say hi back to me, which is honestly fine.
Now it’s the end of March. My grandfather passed away last week and I was packing up my room and my dogs stuff to drive home to attend his funeral. While I was packing up H was sitting in the living room, which my room is attached to. The two dogs started playing and my dog got close to H which made her upset and she ran upstairs. I finished packing up my car, being upset that I was driving to a funeral.
Which then during a drive I receive a phone call. It was a number I didn’t recognize and I let it go to voicemail. A few moments later I receive a text, it was H’s dad. The message read “Hello. This is Hs father. I just tried calling; I’d like to discuss some concerns H raised with me regarding your inability to clean up after your dog which has exacerbated her allergy and asthma symptoms. Please call at your earliest convenience so that we might discuss this issue respectfully. Thank you.”
I took a deep breath and gave him a call back. The call stated with him saying that H had my dog jump on her today (he is an English bulldog, and I’ve never seen him jump on anyone and he definitely didn’t jump on her today as he was next to me while packing) he said that she went upstairs and that she said that I was upset and stormed off and left. He asked me if this was true. I told him absolutely not it wasn’t true I was not upset I was just leaving for my grandfathers funeral.
I explain to him the situation and how I vacuum everyday and how if I am not home my dog is crated in my room and how I make sure that my dog and H do not come into direct contact. I could tell that my roommate H had lied to her dad about the situation and exagurated the details making me seem like a monster.
I explain the situation more and he threatens to get my parents involved. Which I am a full adult. I pay for my school I pay all of my bills and I pay my rent. And I pay for my dog. I found this quite ridiculous but I remained professional on the phone. Mind you I never gave him my phone number, his daughter must have sent it To him.
I ask if there is anything more he wants me to do, considering I already vacuum everyday, and I have kept a log of the dates and times of when I have vacuumed. No suggestions we’re givin he just asked me to continue what I am doing and that he sent his daughter a swifter back in mid February for her to use to help combat the fur. That swifter has been in the box in the living room since it arrived on the front doorstep.
The phone call was much longer than I described but I didn’t feel as if all the details were nesicarry to share in the post.
I guess all I am wondering is what is the legalaty that I could face. And if there was any legality where I could sue her for emotional damages due to living in a state of stress due to her actions.

2023.03.31 07:57 National-Arm-9255 Can you retire forever off of rental income?
Disclaimer: I know being a landlord isn't considered full FIRE but I have a fear of economic down turns and I enjoy the steady cash flow without having to sell!
I'm in my twenties, self employed (so you’re gonna hear me being quite scared about a recession hahaha) and looking to "retire" off of my rental properties and I'm just looking to get some questions answered by people with more knowledge than I do! thank you!
- Can I live off these same properties (all within 15 years old) for lets say the next 60-70 years? Depreciation tax deduction ends at around 30 years and repairs has to be crazy after a couple decades no? Do I eventually sell when depreciation runs out and 1031 into newer properties? Or do I just suck it up and throw 30K in repairs?
- Should I invest in more than one place/state? I'm currently all in Las Vegas but Vegas saw a brutal 08 by dropping 50% although I assume that's because 08 was a housing market recession! I'm looking to pick up 3 more SFHs by end of 2024-25 if rates or pricing is any better so although my current properties are at 40% LTV, my newer properties at 20% LTV can definitely scare me! Some out of state properties provide a way better cash flow than Las Vegas for example, 250K can get 3 SFH in Vegas bringing in 7K a year in cashflow with a mortgage and around 60K paid off! But it seems certain states carry properties that I could put 20% down on and pick up 6 properties cash flowing 10K+ with a mortgage and 80K-90K after being paid off! (Assuming a 200K property in let's say the midwest can fetch 14-1500$ a month) Is it worth all the hassle of more tenants and out of state for safety and diversification after firing? I assume the higher cashflow would be spent towards property management since its out of state so I guess thats not too much of a factor? Even if it did mean higher income would you guys consider it?
- Do you guys pay off your properties? After I stack enough cash to get those newer rentals, I plan to pay off my properties one by one to free up cashflow by just writing a huge check from saving my work income and newly made rental income (should take no more than 8 years for this whole process) Do you guys do this? Or just continue to snow ball and buy properties with any freed up cash and let the properties pay for themselves? I assume in the realm of fire the goal is to be debt free and make income so we're safe but I'm not 100% sure if my train of thought is correct? I feel as if a paid off property is something that the banks can't take from me and there's always that level of risk with buying more aside from the obvious benefit of larger asset value (don't think it improves current cash flow since a paid off property = freed up mortgage but cash flow on 3 mortgaged properties might exceed the mortgage? unlikely but I'm not really too familiar with it)
- How does rent get affected in a recession? It's no doubt that I'll definitely experience a couple recessions in my life time, how do I deal with those? My only income is rent at that point, does a 20% drop in housing value affect rent too? What actually does affect rent? I understand keep an emergency fund for properties incase of repairs but vacancies should be a small concern since my goal is to have them paid off! But since I'm still in the process of paying of them off, I'll definitely keep a larger fund (5-10K per property?) to protect myself against vacancies!
(A question that I feel is dumb but has been in the back of my head, while I'm in the process of paying off my properties and assuming one of my rentals is valued way higher than what I bought for and rates are the same or around my original term, would it be viable to cash out refinance to pay off the mortgage on another property so that the property is fully paid off and technically safe from a recession? I understand my payments will be the same and loan amount but if things hit the fan wouldn't I get to just foreclose on 1 property instead of losing 2?)

- Does Arrived provide investors updates on the repairs/upgrades that you do? I.e. photos or videos? I would like to know the 10k isn't just pocketed.
- At the end of the year is there a breakdown that is provided that shows rent earned, all the various expenses and also depreciation? I think that would be very educational for someone who is learning about real estate.
- How often do you offer leveraged properties? Everything has been funded.
- What happens if leverage is applied to a property that has already been funded? Do they return the capital on a weighted basis? For example, you get a loan for 70% of the value, does Arrive return 70% of the investor's capital? I was looking at a house and it said it was eligible to get financing but it was already funded.

2023.03.31 07:51 Shot_Image_4008 Where to live in LA if work is on Santa Monica Boulevard and I don't have a car?
I got a job in LA and will have to move there in the fall. Work is on Santa Monica Boulevard and I'll probably work hybrid (in office twice a week). Trouble is I don't have a car - given all this, where would it be best to look for housing if I'm not in a position to spend more than 1.2k - 1.4k on rent? (Comments about how I will absolutely not manage without a car are not helpful.) I should add that I'm willing and actually want to live with roommates.

I just need to rant for a minute. I’m having issues with my landlord, I pay 2000$ a month for the place I rent with my partner which is just barely within our budget and doesn’t allow me to save anything at the end of the month. Thank god for my partner or I would be screwed and even then I hate relying on him. The reason we can’t move is because my partner has a large dog which we may be having to give up soon so we may be able to move but not at the moment. Our lease is up this month and we are re signing the lease, but I asked my landlord for a lower amount (1900$) which she agreed to previously for a year. Now she’s saying it will only be for six months because she’s financially struggling. This person has two sets of tenants paying for her entire mortgage, owns four cars and just finished major renovations on her part of the house and is starting renovations on the backyard. I really am having a hard time not telling her to just sell one of her cars if she’s struggling that much. I am grateful for thé reduction in rent but it’s probably not going to help much when I go on mat leave and am making half what I normally make. We will need to start using food banks and places for free diapers when that time comes. My landlord knows this and is still expecting sympathy from me. I am sure she’s not the best off right now with how things are, but she is still 3 cars and a house better off than I am so I don’t think she should be seeking sympathy from me. Thanks

I want to go for a getaway for the 3rd week of April, I have been really looking at cabins/tiny house as we want to have this experience.
I tried tent camping once when we used to have a car and saw a bear so I really don't want to repeat that.
I was looking into getaway house catskills, but first we don't have a car so renting one will add to costs, people were talking about bugs in the bed and huge ants, etc.. one video showed a black bear trying to open the garbage.
Also cabins look too close to each other, I want to sit outside the cabin, grill and not have people watching us, bears roaming near in the dark, or get bitten by 100 mosquito.
So, you probably are going to say stay in your city apartment but I'm trying here..

I (25F) I have been with my boyfriend for 6 years, 4.5 yrs long distance. He moved from up North to my state on the east coast a year ago. I initially stayed with him when he first came in his 2BD apt especially since he knows nobody here , was looking for a job so I helped a bit, and until my dad got sick with a brain injury and was left dependent on us. My father cant use the bathroom, speak, walk, eat on his own so I WFM at my parents house and take care of him during the days and nights. We have a caretaker for 3 hours during the day and overnight MWF. I spent the night at my bfs house for the first time yesterday since NOV and (I usually go there after I put my dad in bed and come back to my parents around 12am just to get outside the house for my mental health) and today my mom texted me to come home because "I am not married yet" which they always throw in my face. My BF has done the traditional "asking of marriage" to my family with his family in my culture but still working on the engagement since he recently got on his feet here and spending $2k+ on rent. My mom says I cant go stay over a man's house unmarried but I've done all they've asked in life which is go to school, 2 degrees in tech and a good job but I feel like she is trying to keep me locked in this house depressed which is killing my mental health. currently have about $5k in checking, $250k in a money market account (should be 4.6% interest if my bank matches a local offer this week), $91k in a 401(k) through my employer (maxed out), and $7500 in a roth ira, which i just opened last year.
i'm 31. single. still renting, but hoping to buy within the next 5 years - working on building my credit score (non-existent... avoided credit cards until i realized i need credit to help buy a home), and hoping that housing costs, rates, etc. drop within the next few years. happy renting in the meantime, gives me time to save, and figure out what i want in a house/location.
long story long - trying to make up for lost time, doing everything i can to build for the future. am i in a decent spot for 31? is there anything i could be doing that i'm overlooking? trying to learn as much as i can, but i know i have room for improvement - just trying to figure out what i should be doing next.

I want to go for a getaway for 2 3rd week of April, I have been really looking at cabins/tiny house as we want to have thus experience.
I tried tent camping once when we used to have a car and saw a bear so I really don't want to repeat that.
I was looking into getaway house catskills, but first we don't have a car so renting one will add to costs, people were talking about bugs in the bed and huge ants, etc.. one video showed a black bear trying to open the garbage.
Also cabins look to close to each other, I want to sit outside the cabin, grill and not have people wat hang us, bears roaming near in the dark, or get bitten by 100 mosquito.
So, you probably are going to say stay in your apartment but I'm trying here..

Assalamualaikum warahmatullahi wabarakatuh.. I really need an advice and maybe an answer to this.. I know Allah knows best and there's no way we can know for sure who will be punished for what. And I know it's not allowed to post link to fundraiser here so I wont do it here but it's a long story and if you would like you can head over to my previous posts on my profile.
Long story short, the only family I have left are my sister's twins. I've been raising them since their parents' passing. It wasn't easy but I could try to make do by taking extra works. This changed when we had COVID last November and I got laid off. I took loans for the boy's hospital stay, believing I'd be able to get long payment plan but got cheated on. It was a scam and I'm knee deep in debt. Reporting to the police and related institutions didn't change anything and I'm forced to pay if I don't want to keep being harassed and humiliated.
I'm struggling to make ends meet as it is. New job I applied to didn't work out (I'd have to take off my hijab to be accepted to work, I couldn't). I'm back to washing dishes and doing whatever halal work just to get by. There's no way I can pay off the debt without help and at this point it seems impossible.
Today I had a talk with someone and was suggested to leave the city, get new phone number to avoid constant harassment from debt collectors and start over. I don't have money for that. While it will give me a peace of mind (no debt collectors harassing me), starting over isn't easy when you have 3 year olds. I have a degree in teaching but there's no opening. The best option IF I was to do it is by applying a job as a maid since it pays more than just being a substitute teacher. And I won't have to pay rent and food bcos I'll live in their house.
But I'm sure they won't accept me taking the twins to live there. I can't afford rent let alone day care. It breaks me to think about this, and I don't know if I'll end up doing it bcos I want to keep being with them and raising them. But fleeing the city with me will make them more miserable. I can sleep at a gas station or whatever but they need roof over their head, they need stability. I'm not sure if they can get that with me, and I'm not sure if they can get enough love care and attention in orphanage. But at least they will have roof over their heads..
I feel awful and very sad about this so please don't be too hard on me with your advice.. if my plan is to leave them in orphanage, and work out of town as a maid with the intention to come get them again one day after I have more money to afford rent and day care..will I anger Allah since they're my responsibility? I have zero intention to abandon them and I'm worried this will affect their emotional growth too but at this time, I have no other choice.. I have a fundraiser but it doesn't run as fast as those loan sharks' due date approaching. Doesn't mean I'm not grateful for the support though. I am, but it seems like my fight comes to an end.

- Not tiny. Not huge. Able to go on walks with me exploring in the woods. Maybe even able to handle running along with me while I ride my bike. Sorry for the wall of text. TLDR at bottom.
Some information before starting.
We had our own home when my daughter was born. The two bedrooms we had were upstairs. So we couldn't have her sleep alone. She slept with us downstairs in the master bedroom. Our son was born and he slept with us also. We moved into my mother in law's house during COVID since she was older and needed help, etc. The kids were around 4 & 2 when we moved out of our first home. We stayed there for three years. It was an apartment type setup on the second floor. Two bedroom, kitchen, living room, two bathroom. We tested the waters and started having the kids sleep in another room right across from us. It went horribly some days, and some days were good. Praised them for good behavior and said they shouldn't be afraid, etc. Never had any real issues with our son. He was really good about the whole thing. Our daughter was the one who was having separation anxiety it seemed. It made sense and we didn't stress about it too much since she had slept with someone for almost six or seven years at this point.
Which brings us to the present. We ended up renting the first house and bought a new home. All the rooms are on the second floor this time. We set them up in their new rooms. Bought them furniture, decorated it how they wanted, the works. She was excited at first. Then the excitement wore off and she wasn't too keen on the idea but not too much trouble. Lately, it's been impossible to get her to sleep. At first it was bed time stories to help sleep, night lights, a few extra hugs. Then that stopped working. A few extra minutes of television. Reading a book until she fell asleep. Then that stopped working. Tried a combination of all that, but nothing. Exasperated since my wife works the night shift at the hospital and goes to work at 3:00 AM, we told her she was going to be grounded if she didn't listen. We needed her to sleep because her mother and father work and need sleep. Not only us but her too. It's needed for her body to grow and mind to grow and learn at school. This was a horrible thing to do to us since we were so tired the next day and it was really mean to not let us sleep. The grounding did not help at all. She didn't play with toys or watch television or use a phone, nothing. Still refused to sleep at night that day. Figured grounding wasn't going to help much. Told her we weren't going to buy her toys anymore and no more treats. She requests cereal and we would tell her no. PB&J, no. That didn't work either. At this point we were just denying her a childhood and she still wouldn't sleep. So that's not the route either. We tried talking to her about it. Why don't you sleep baby? "I'm not sleepy." That's fine. Don't go to sleep. Just lie in bed and count sheep. Sing a song. Do something until you are sleepy. "I'm not sleepy. I don't want to sleep." - Thinking there was something else that was bothering her we tried asking what was the real reason she's so against sleep. "Nothing. I just don't want to sleep." Really didn't know where else to go, so we tried the cry yourself to sleep method at seven years old. Surprise, that didn't work. But I did hear her talking to herself, saying how she's a horrible kid for not letting us sleep and it's her fault that she doesn't deserve anything anymore. I had to break the cry yourself to sleep strategy and go to her. Tell her that she isn't a horrible kid. It just feels really bad to be so sleepy all the time where she doesn't let us sleep. And the taking away of the toys is only because we need her to sleep and she doesn't listen. It's a punishment like any other bad thing she did. Not sleeping when we tell her to is a bad thing, but that doesn't make her a bad kid.
So like I said. I need help. I'm apparently scaring my child. I need sleep. My wife needs sleep. She needs sleep. I don't know what to do. Please help.
P.S. - Oh yeah, my five year old son sleeps alone. Lights out when his little head touches the pillow. No problems there. She also beats herself about that and what's to know why she can't be more like her brother.
TDLR: Daughter slept with us for about seven years. Trying to get her to sleep alone. Not working. Run out of ideas. Need help.

I wanted to thank this sub very much for the help! I have learned so much in the past few months I've been active on here. The wife and I closed on our first home about two weeks ago. Here are the details of our journey:
- For the past two-ish years, we have been casually browsing Zillow and checking out different areas. However, we felt priced out of the market and barely had any savings left after moving across the country. My wife is in school full-time currently, so we are a single-income household at the moment. No kids but two pets we spoil. I make about $77k/yr base but with overtime, I made close to $100k last year. 780 credit score. $27K in student loans currently in covid forbearance. No other debt. We are in Central Texas.
- Early January 2023 - we decided to get serious about home buying and see if it was actually a possibility. Our lease is up at the end of May and we figured 5 months would be a decent time to start looking. We found a realtor through a referral from a friend/coworker. I crunched numbers and began researching different mortgage options, including downpayment assistance programs. We ultimately decided against them because the interest rates they were charging in exchange for the DPA were way too high in our opinion (like 7%+). We had approximately $32K of our own money saved up plus an $8k gift from a family member.
- Mid-January 2023 - Got pre-approved from a lender up to $325K at 6.5%. However, we wanted to set a max budget of $250K at 6.5%. Our criteria was a 3 bed, 2 bath, 2 garage SFH. The only homes available in our price range were new constructions in a small up-and-coming rural town. We were okay with this. Our realtor found a move-in ready new construction that met all of our criteria and we loved it. It is a single-story 1515 sqft 3 bed + 1 study room, 2 bath, 2 car garage with a fenced yard and all new appliances. It's only on 0.10 acres but we were okay with that for our first home. We toured a few more move-in-ready new constructions but we were not impressed by any of the others we saw. Our realtor, my wife, and I sat down with the sales agent from the builder. The house we liked was the last one available by this builder in the neighborhood and they said they were trying to move it so they can begin building in other neighborhoods. The home was originally listed for $380K back in May of 2022 but the price had dropped all the way to $277K by the time we were looking at it. The sales agent offered to drop the price to $265K plus 3% seller credits and a 4.25% interest rate (4.57% APR) if we used the builder's lender. We accepted this offer and signed a purchase agreement. We paid $5K in earnest money.
- The following week, we applied with the builder's lender and locked in the 4.25% interest rate. It was going to cost 3.375 points. However, most of that was covered with the 3% seller credits. We decided to go forward with this since it provided the most affordable monthly payment for us. The par rate was 6.125%, so doing the math, the breakeven point is only 22 months. We put 5% down on a 30-year fixed conventional loan.
- February 1st - Conditional approval received from the lender. House appraised at $293K ($28K above the sale price). Scheduled to close February 27th.
- February 4th - We got an inspection done on the house. We used our realtor's recommended inspector. I know this sub recommends against that but I did research on him before booking him and he had excellent reviews. A friend of mine also has used him in the past and had good things to say. I also trusted my realtor as they were mutual friends with several of my coworkers, were highly recommended, and I figured if they want to keep getting referrals, it would be in their best interest not to screw over their clients. Anyways, we decided to pay for a sewer line scope and this saved our butts! We found a hole in the sewer line and a belly under the house. Most other issues were found to be minor. The builder agreed to repair the sewer line.
- February 6th - Blue tape walkthrough. Please take this day seriously. While we had our realtor with us, I also wish I would have brought someone more skeptical as my wife and I were looking at the house with rose-colored glasses. While we pointed out obvious cosmetic things, we didn't notice many other imperfections we are now finding after living in the house for 2+ weeks. Like a complete lack of 90-degree angles in the house and shitty paint jobs. It's hard to unsee them now. However, it doesn't affect the functionality of the house. We are still happy to be homeowners.
- Mid-February - Ran into an issue in underwriting. I work 24 hours on, and 48 hours off, which is an average of 56 hours per week and I am not FLSA-exempt. Therefore, the first 40 hours of my income are paid at straight time, and the hours after that are paid at my OT rate. This is built into my schedule and not elective. Anyways, the underwriters only wanted to count 40 hours of my pay and not the additional overtime that is built into my schedule. I had to send in multiple pay stubs, W2s, verification of employment letters from my employer detailing my guaranteed pay, and written letters of explanation from myself. There was a lot of back and forth and hurry up and wait. These were stressful times.
- Last week of February - Received the final approval from the lender and did a final walkthrough with the builder. The builder assured me everything had been fixed.
- The literal day before closing - I wired funds to the title company. Then get a call from the builder that surprise, the sewer line issues had not been fixed at all and that closing would now be delayed by at least two weeks since they had to drill through the foundation of our house to fix the belly in the sewer line. We were extremely disappointed and upset the builder lied to us at the final inspection saying everything was already fixed.
- My realtor went to bat for us and made sure the builder made repairing our house their priority #1. We got our funds wired back to us and she was also able to negotiate a small cash incentive for us as compensation for their fuck up. More anxious waiting ensued. The bright side is that we are saving money on what could have become a costly repair down the road.
- March 16th - Closing day. We did a final final walkthrough of the place and the builder laid out exactly where and what repairs were done, including the documentation to prove it. We had zero issues at the closing office. I signed about 60 pieces of paper and then my wife and I were handed the keys! To clarify, I am the only one on the mortgage but we are both on the deed.
Our monthly payment breakdown: P/I $1238, PMI $57, Insurance $46, Taxes $613 (Texas is a high property tax state. Our property tax rate is roughly 2.8%). Total PITI = $1954/mo. Once our homestead exemption is applied, I expect the taxes to decrease by roughly $50/mo. EDIT: Forgot to mention, there is a $25/mo HOA fee.
Two weeks later, we still love the house and are happy to be homeowners. It has everything we need and we are happy. The cosmetic issues are annoying and we will taking advantage of our warranty as much as possible over the next year. We will have two months of rent overlap. We did not expect to find a home this quickly but in the end, we are okay with it and have funds to cover it. We consider it an additional closing cost.

Hello I have never had a pet so please forgive my ignorance. I am currently renting out my property (single family home with a good backyard) to a family of 6. They just called me today that they want to adopt a Geman shepherd/Husky mix (1yo, F) from their friend. They said the dog is already house trained and potty trained. Knowing that they didn't have much experience with dogs either, should I be concerned that they have a German Shepherd/Husky as their first dog? I have read that a lot of rental properties and renter insurance do not allow/cover dogs like German Shepherd and pitbull. My tenants also wasn't doing so great financially as they could barely pay their rent the past few months, so I don't know if they have done much research on whether they are ready for the dog financially. But I don't want to say no just because I am not familiar with this. I also want my tenants to be happy. So what should I know and expect as a land lord? What should I bring to my tenants attention?
