  • Small Multifamily
  • Looking to grow into mid-level multifamily in future

Looking to engage in a broader discussion on the current state of CM tools available to the market to identify what works and whats worth it. Below is a snapshot of where Im at with things.
Curious to see how others are finding the offerings.
Procore

• expensive out the gate
• Demoing next week, but appears to be to clear front runner from a UI/overall functionality standpoint - with true support across devices (desktop, tablets, mobile, etc)
• Pricing model feels parasitic (% of revenue)
  • Sales rep spun it to be a way to provide better support to our account as we grow
  • Any Procore users experienced a material change in support level their account has received as they grew?

CoConstruct (past user)

• A pile of shit with an even shittier front end
• Feels like its just gonna be a legacy product or users will get converted to BuilderTrend
• Probably still works for long time users (custom/prod home builders)

BuilderTrend (current user)

• Seems like an OK product for the custom home builder that only reports to a homeowner
• Feels like a walled garden
• Lacks reporting functionality
• Doesnt feel like its going to support a company that wants to grow into light commercial/multifamily
• I will say, they do appear to be putting forth a better effort at an actual product roadmap over the past 6 months or so
  • But the product roadmap doesnt appear to be addressing our real needs

BuildTools

• Demoed this past week
• Feels like BuilderTrend if a strong PM fine tuned it
• Dont love the early 2000's ERP system feel where every time you add data, its a lot of data field entry (CC and BT also have this feel, tho BT is getting slightly better)

Asana (current user)

• Awesome from a PM standpoint of just managing daily to-dos
  • Super quick to get action items into the software and scheduled/assigned
• Decent support across devices
• Requires heavy lift to build out a robust PM platform
• Nice that you can build out tools on the fly to manage operational things like:
  • hiring processes
  • company goals
• Lacks critical functionality
  • Baselines
  • Printable schedules
  • Strong File Management for Construction
  • etc

• Anyone using effectively?

Hello! I have a small crafting business that I have been doing for a little while now and I want to register it as an LLC as I want to take my business further and slowly make it a bigger part of my income. So far I have just been been doing it as a DBA but I want to make things more professional for tax purposes and so on. I do not have an EIN yet or a separate bank account so I want to set those things up as well once I register an LLC (so far I have just been keeping receipts separate, paying sales tax to the state, and filing my income on my personal and schedule c tax forms, but having all income go into my personal banking). I m also going to larger events where I need to start getting insurance for my booth so I want to maybe have a business registered for those documents.
My main question is, should I go through one of those filing sites to not have to deal with all the paperwork, or is there an easy way to do it myself? I know I can get an EIN through the IRS website and I will get that once my LLC is registered to make sure I get the business name. I always stress about this stuff and I wouldn't mind paying a yearly fee to not deal with it, but I am wondering where the best website or company to do this through, or if Wisconsin has an easy filing system. I just wasn't sure if I do it myself if I need attorneys or any other legal entities to help me.

Loving Dredge, which attracted me because I love Eldritch Horror and I love pretend fishing. I’ll be doing this for a while.
However, do you guys know of other similar games? Not so much the Eldritch horror aspect, but just motoring around on a boat in the ocean catching some fish for sale? Among my favorite pieces of lost media, this lost CityPop-era single was thought to have all copies of it destroyed following the death of the singer. This was only one month before the intended May 1986 release when review copies where pressed and the ones for public sale likely existing and being produced as well.
For 36 years, it was believed that all copies where destroyed. Until one surfaced on Yahoo Auctions. Proving there’s still some out there.

Just trying to get a rundown of what fees are legit expenses that the dealer pays and white fees are negotiable. I get it, the profit margin is small on those bikes and the dealer wants the customer to pay as much as possible while the customer wants to pay as little as possible. I just went to a dealership to buy a klx 110 for my 7 year old. It was advertised at 2249, but after all said and done there was over 1000$ in fees including some bogus 200$ surcharge that “all manufacturers are charging now because of Covid blah blah blah…”. So I left empty handed but was expecting to bring a bike home to my boy.
Freight fee. - does the manufacturer actually charge the dealer to send them a bike for their showroom? This is a common fee but it seems to me that the manufacturer wouldn’t charge the dealer to sell their bikes. That’s just a cost of doing business. Legit fee or no?
Set up fee - huge fee to put on the front wheel and handlebar, and presumably check tight on all connections and make the bike is functioning properly. Legit fee?
Doc Fee - a huge fee for the dealership to fill out some paperwork. Legit fee?
I remember reading something a while ago that the dealers get kickbacks from the manufacturer for every unit sold. So while the profit margin may be small at the time of sale, the dealership will be getting large kickbacks from the manufacturer. Is there any truth to this?

My current PC from 2012 is not cutting it anymore. Games like Witcher 3 are lagging even at low settings. I'm looking into building a brand new PC, so I'll be needing everything - except a CPU cooler from 2014, which I reckon can be reused (Noctua NH-U12P SE2).
I would like to be able to play games like Witcher 3 and Diablo IV (when released) at high graphic settings. Other than that, I would like the PC to be future proofed, as I do not upgrade it that frequently (as stated before, my current PC is from 2012 with minor upgrades in 2014).
I've read about the Ryzen 5 5600X which has gotten great reviews (bang for buck), but my concern is that I'll be binding myself to an AM4 setup. The price for building an AM5 setup does not seem to be that much higher, so I'm leaning towards that, but I would like some feedback, since I have not been up-to-date on hardware for quite some time.
I've created two PCPartPicker lists for each setup and would like to get some recommendations. Should I choose one over the other and why? Also, if you feel some parts could be replaced, let me know.
