Been living in NM for 12+ years. During COVID everything went to shit with the housing market obviously, my apartment was $575 a month for 6 years and is now $1600. Anything comparable is 3x what I was paying, I love New Mexico with all my heart and I will die in New Mexico but its hard not to feel left out, it had so much charm and uniqueness and now instead its turning into California-lite(I don't mean just politically but cost of living, gas prices, attitudes etc). I am sure that a lot of the people who moved here are good people and have a lot to offer but its hard to feel like a place I love so much is not financially sustainable to live in anymore, why are rentals in places like Lordsburg with no infrastructure or jobs, going for $1300 for a 1 bedroom? Who honestly wants to live in Lordsburg that bad? I personally like Lordsburg but I am just using it as an example as one of the many slow growing towns that don't seem to offer much incentive to live there and before covid seemed like they were dying.
I feel almost betrayed as stupid as it sounds because of how much I literally fell in love with the state and its quirky uniqueness and I am just a NM transplant from years and years ago, I can't imagine how the native New Mexicans on lower incomes than mine must feel being priced out of places their families and friends have lived for generations. I wonder if this will ever end or New Mexico has become Colorado in the desert now for good? What is your guys opinion on this? Anyone else have similar stories? I am trying to get home from New Orleans but its been 8 months and everything is so overpriced or affordable housing has so many applicants(one, two bed unit I called about HAD 70 APPLICATIONS IN, 70!!!!). It feels like an uphill battle. I look at housing in other less desirable states like Iowa/North Dakota/Kansas and the rental market there except in big cities has came back down to earth, but why has New Mexico stayed so high? I feel defeated and frustrated and would like to hear other similar stories to feel better about my situation please and thank you.

My SO and I saved our pennies to buy a unit in a 15 story apartment building. After many years, tears, sweat, and getting lucky with a good rate on a mortgage, we were overjoyed when we were finally able to move in. We had stretched ourselves a bit financially (and of course were forced to waive all contingencies), but figured that in this housing market there was no other choice if we wanted to stop paying rent and instead put that into a home we owned.
Fast forward a year - there is a special assessment being charged against us (and I assume for all units in the building) for a major renovation project. The costs are significant, about a third of the closing price of the apartment. We simply don't have the money.
Right now we're mainly in a state of shock. For me, I don't understand how the costs could be so high. At this rate why not tear down the building and start from scratch! But alas, I am not a construction expert, and I think we are powerless to change the course ahead. I'm not well versed in building management, HOA/condo fees, or the like, so to me it seems like this project and the required payment is happening whether we like it or not.
Realistically, what are our options at this point? Sell and go back on the housing market/renting? I assume that this assessment would be docked against our selling price, so between that and the outstanding loan on the mortgage, that would be a tough pill to swallow. But I'm not sure what else we can do.

We are two weeks away from WK1 Day 0, so you know what that means...That's right. Time to get excited by sharing Coachella Camping Horror Stories! What's yours?? OK I'll start..
The year was 2014. Our car camping group was maybe 4 cars or so. Nothing too crazy. We got there early afternoon. In the middle of setting up our campsite, I can overhear our neighbors in distinct Aussie accents just getting super hyped that they are there and bust out their speaker and proceed to blast The Pet Shop Boy's "West End Girls". We finish setting up camp and start to mingle with them and introduce ourselves. It was a group of 4 Australian guys all first timers at Coachella, who were all super stoked to see the Pet Shop Boys that year (Hence, them blasting West End Girls). The lads were nice enough at first. As the day turned into evening, the excitement from our neighbors only ramped up. By the time the sun went down, I had heard West End Girls roughly 10 times. The song wasn't on repeat per say, but they kept playing that damn song, which I actually like, but c'mon.
They continued to drink and kept getting louder and louder, and kept playing West End Girls. By 1am, I thought they would lose steam and settle down a bit. BOY WAS I WRONG. These guys went all fucking night. Like literally. They partied past 4am and loud as fuck the whole entire time. I got next to no sleep for Day 1. I was so pissed and frustrated that the luck of the draw gave me these neighbors. I stayed in my tent as long as I could, trying to get any extra minutes of rest that I could. I finally exit my tent around 8am, and see all 4 of the Aussies sleeping ON TOP of their one tent that they brought. Tent is completely collapsed and broken, and they are literally all passed out laying on the now broken, useless tent, in the sun, without a canopy. Cherry on top if that one of the guys was butt naked, passed out laying on his stomach, with a glow stick sticking out of his ass.
This was before they started carrying canopies and tents in the general store so these guys had no tent the entire weekend. They didn't even make it into the festival on Friday. I went back to the campsite early Friday evening to recharge and grab a jacket and they were all sitting in their mess of a campsite just hungover, hurting, and very quiet. Came back after the festival ended Friday at like 1:30am and they were all still sitting and laying around, super quiet. Best part was we got to return the favor. Our group was partying hard that night and they actually asked us if we could keep it down. We all laughed and continued to party. They eventually made it in on Saturday and enjoyed their Pet Shop Boys. They weren't half as crazy on Saturday night as they were Day 0 thank god. It all worked out in the end. It was a rough way to start the weekend, but I'm glad I have the story to tell.

As for results most students who have created their own climb package have increased a minimum of a division in the first few days of starting their learning and some have gone up full divisions in the 2 weeks of teaching.

24M. Been ostracised, bullied since I was young in my schooling days from pri to ite, most probably because of my lack of social skills, both IQ and EQ as well as lacking the street smarts which no doubt made me an odd kid that is generally reserved, quiet and dumb. Made no friends (not even hi-bye ones) or any fun cherisable memories. My grades were awful until when I took a drastic change to pyscho myself (self-abuse such as slapping myself to stay focus, waking up early at 4.30am and reaching school before gate opens to study in the wee morning, etc) to ace in ite which worked out in the end at the cost of my mental state.
I come from low income family, birthed to both parents with no formal education with my father as the initial breadwinner. Both my parents were relatively odd tempered and regarded as very "nice and sincere" people by, largely believe that physical punishment and spiritual religious? (not too sure was it a cult in a guise of actual religion till today as one day it was seems unfavourable by mother) acts was the only way to go in "educating a kid", always felt that I never know exactly what I did wrong per say but still kena the belt, rottan and talisman ash water drinking session. Never liked interacting with parents since as a young instinctively but I just couldn't understand.
My father was a humble taxi driver before getting a referral scam by one of his friends into investing 50k in 1 stock that depreciated straight away and soon passing away from cancer during my sec schooling days due to refusing treatment from recommendations of relatives (non-medical professions) and eventually my mother whom was convinced by them of this chinese miracle plant treatment. My mother was devastated, kind of did nothing, having mood swings for 2+ years, repeatedly mentioning that she wishes to go back to her birth country, before she got up on her feets and attempted a hawker stall business paid with remaining fortune left behind by my father and that also went under in 2 months. She did secured other odd jobs soon after before unfortunately getting cancer when I was serving NS and had to help with insurance claims as she doesn't know.
Moving forward now, I have finished poly about a year ago with a somewhat impressive portfolio in a career path that I did not necessarily want or come to like in the end. I did the same exact course for poly back in ite for fear of unable to cope with poly studies. Everything I have done ever since feels like I doing things out of fear and I wanted to close that chapter and start as a fresh new beginning hence I took a gap year with the intent to work on my health from all the stress eating and other health conditions as well as to align with my passions/interests, a luxurious way of thinking if you were to ask my former self, always playing catch up with my peers and develop an obsession for perfection fueled by jealously. A rest finally I thought and a moment for me to connect with myself with a list of things I wanted to achieve and/or satisfy.
But I will be receiving my lower back MRI result soon and something tells me it is not going to be smooth sailing with my newly sustained injuries and symptoms as well as going for a uni interview shortly before. I am pretty much the whole complete package for bad luck eh. Ugly in appearance and eventually personality, still havent gotten a proper full time job, still don't know what I want career wise, incompetent, unsupportive and still abusive parent, riddled with health conditions (some are incurable), still havent reach uni which was a personal goal, still no actual friends, not in good terms with relatives, havent been in an s and I wouldn't exactly consider myself capable and fully independent as of now. Gradually feels like I am a shut-in/hikikomori, feels like I'm the definition of murphy's law.

Any suggestions on steps to take or improve headspace in general?

2013 Astra SE Sports Tourer (1.6L petrol A16 XER) - 105k miles
Gearbox bearings are going and the solution is a new gearbox and clutch. Inclusive of labour and VAT it's £1550.
I'm usually pretty good at judging these things, but I can't tell if it would be stupid to do this or not? Feel free to tell me if I'm an idiot for even considering it.
Pros:
- Used car market is high so I'd paying over the odds to replace
- SE spec is good and otherwise been a good car (right size for us, comfy, nice to drive)
Cons:
- Repair cost is essentially the value of the car
- Could pick up a cheapo used run-around for not that much more money
Other:
- Some of the cost is offset by the value the repair adds to the car
- Probably need new suspension arm in next 0-2 years. Other things could go wrong.
- Only doing around 7k miles a year, unlikely to go up massively

I'm a second-year undergraduate student in Economics, and I have a group project in econometrics. My teammates and I wanted to study "To what extent do employment benefits disincentivize job searching behaviour". We thought about using a regression discontinuity and analysing the searching behaviour of unemployed people around some kind of natural experiment where the government made a substantial change in unemployment benefits duration or level. Our group is facing some challenges that I don't know how to resolve. First of all, we are finding it difficult to define our "JobSearchingBehaviour" variable. I thought about analyzing the average number of applications per unemployed per year as a proxy for "JobSearchingBehaviour". Nevertheless, it's very hard to find any data regarding this (or I'm probably very bad at researching, but our professor gave us very little guidance as to how to research efficiently). Our second problem is that we are also finding it hard to find a country which had a clear and significant reform to their unemployment benefits. I thought about Japan and its revision of the Employment Insurance (EI) system in 2007.
We are kind of lost on how to answer that question, and where to easily find datasets to answer this question etc etc... Do you guys have any advice?

I've been lurking for a bit and finally have a nice (I hope) set of quotes to compare.
All of these quotes claim they will offset ~100-104% of usage. They all have good enough reviews/BBB ratings and first 2 would not sub out the work. The first one is looking best, but I'd need to pay cash. They have SunPower financing also, but that would pay 50k over the course of the loan.
Illinois incentive would be ~25% taxable, which isn't factored in anywhere below yet. Hopefully I calculated the $/kW right, but they seem a little low.
Appreciate any help shredding these quotes!

Just a small rant, but omfg the spring/summer term is so expensive if you just want to study 1 or 2 classes. The price of classes per credit is so high.
I wanted to follow 1 class, and it's 1365.79$ (i'm a out of province canadian student). Also : It's an online class, I still need to pay like 200$ for health, sport and +
I wanted to do it to make my fall term easier, but I don't think I will after all. I litteraly can't afford it. It's not even like my fall term will cost less, because I will still have 4 classes, and will be considered full time.

Hi,
I am 28 years old and seeking a bit of advice on how to invest extra money.
I have an income of ~$250-300K pending bonuses, and live in a very HCOL area (NYC). I have followed the flow chart listed in the sub - I pay all of my obligations, I also max out 401K contributions and max backdoor roth, but I feel like my investing strategy beyond that is a little haphazard.
I have a solid emergency fund that would probably last me ~7 months of my HCOL lifestyle in a normal checking acct, but beyond that feel that I am just kind of shooting from the hip with investing.
On top of the emergency fund, I have a HYSA that has about 25K, and a separate money market fund that has another 25K. I also have a brokerage account with around 30K of frankly randomly selected stocks that I just liked the business or fundamentals at the time of purchase, some just took random advice from friends lol, and some ETFs like VOO/SCHD/ONEQ, a crypto (gambling) account with around 25K, and finally a robo-advisor acount through Schwab with around 50K.
I guess my question is - is this sporadic approach doing me a disservice? Do I have too much in the HYSA/money market that would be better off invested? If so, ETFs? More in Robo? Is dollar cost averaging big time stocks (apple, microsoft, amazon) a better route?
I don't have many major life events on the horizon. Maybe buying a car, would like a house within a few years. I just don't wan't to be doing this 'wrong'!

2023.03.30 17:13 dream_bean_94 Is couple's therapy truly worth the investment? I'm struggling with the cost, it's over $1,000 a month, and it's making me resentful. How can I let go of this resentment? [M/F 29]

We've been together 6.5 years, living together 5 years, and getting married this year.
We had a really hard time finding a couple's therapist with availability in our area, and no one around here takes insurance. It's $255 a session, once a week, so $1,020 a month. We asked about meeting every other week instead, but our therapist insisted that we needed to meet weekly to see meaningful change.
We've always struggled with communication. I know that everyone will take this with a grain of salt, and I don't blame you, but truthfully it is my fiancé who struggles the most. He has trouble paying attention and often forgets things I've told him multiple times, double books his schedule, and is always late. He stonewalls, a lot. Completely shuts down when he senses any kind of conflict.
He went to therapy on his own for about 6 months a while back and it helped a bit. His therapist mentioned AHDH and anxiety, and actually prescribed medication for the anxiety that my fiancé decided he didn't want to take. Both his previous therapist and our couple's therapist mentioned that he should get an evaluation for ADHD and start treating it, since it's contributing to a lot of our relationship issues. Forgetfulness, lack of follow-through, self-centeredness (not intentional, but still). He stopped going to therapy because it was a lot of money and is having a hard time accepting the ADHD thing. He knows it's a problem, but hasn't been ready to face it yet.
In the past few years, I've spent a ton of time researching both ADHD/clinical anxiety to get a feel for what he is likely dealing with, I've spent a lot of time researching and tweaking my own communication skills, read a lot of Gottman stuff. I've worked on having a softer start up and using more "I" statements. I feel like I've already put to much time and effort into working on myself, meanwhile my fiancé can barely be bothered. And now we have to spend over $1k a month on this therapy!
I realize it's a huge privilege to be able to do this therapy, even though it's a huge stretch financially, and I want to make the most of it. I just can't shake the feeling of resentment, it's SO much money. We've been doing these exercises, mock discussions in front of the therapist, where she coaches my fiancé's every word to teach him how to communicate with me. Seeing how much he struggles with even the most basic communication, even with help, is both sad and incredibly frustrating at the same time. I feel bad that he's struggling, it must feel so shitty. And I know that I need to let go of the previous years of frustration and disappointment for this to work, but I'm having such a hard time doing so. I just feel so frustrated that this is necessary!
Can anyone help me find a way to let go of this resentment?
tl;dr - My fiancé and I have been struggling with communication issues, in addition to anxiety and ADHD on his end, and have entered couple's therapy at a cost of over $1k a month. I want to make the most of it but I'm harboring so much resentment. Does anyone have advice on how to work through this feeling of resentment?

For the past 6 months I have been dating someone that I met in a game that I have been playing for years. We have gotten very close and are meeting next week. We have a lot in common and emotionally he is everything I have dreamed of. We talk on the phone all day and night and are feeling in love. I send him pictures and videos and small gifts like candy and letters to show my affection. I don't have a lot of money or I would send him even more. My only concern is he has never offered to send me anything, nothing. The game we play together he has been blowing hundreds of dollars a day and it is making me feel jealous. He has an amazing job and I do not expect him to spoil me especially since we have not met yet but he has not even offered even on my birthday that recently passed. I don't know why I'm feeling jealous about his spending and I'm not sure if this is how it will be in real life but if so I don't think I would be interested in a man who invests more in his hobbies than me. Am I wrong? Why am I feeling so jealous and kind of angry about what he spends on his game?? I am NOT materialistic but I suppose I would like a little affection in that sense. I am also driving to him which is almost a 22 hour trip. I just feel like I have given way more and not sure if I should keep investing in it. He has not even offered to help with the trip cost. Thoughts?

I submitted this to a local advice column but figured I'd get more honest answers here, lol!
I've been with my boyfriend for just shy of 5 years and we live together. He comes from a big extended family (25-ish first cousins) who are great and know how to party! We're in our mid-20s and many of them have been in my life since I was in high school, before we were "officially" dating. This year, some of his older cousins have adopted a no-plus-one-unless-there's-a-ring policy. I kept quiet the first time, which would have been my 5th wedding with his family (although an exception was made for another ringless-girlfriend, which stung a bit). With another one looming, though, I'm preemptively feeling slighted. On the one hand, I totally get it - the cost of weddings, like everything, has skyrocketed and I'm not entitled to an invite! But I also find this rule hurtful to people who opt out of marriage long-term, whatever the reason. My boyfriend insists it's not his place to ask and attended/plans to attend without me, should a plus-one not be mentioned on the second pending invitation. He feels a wedding invitation you have to beg for isn't one you really want. Should I just bite my tongue until there's a ring on my own finger?
For clarity, I've heard through the grapevine that the second wedding will have the same policy - no invitations have been sent yet, so it's not technically confirmed, but likely. For further clarity, I have no clue why his cousin's girlfriend got an invite - she's not particularly close to the bride or groom. My boyfriend said it was clear she was the exception and it was almost awkward she was there. The bride's family hosted (not my boyfriend's aunt/uncle), so I totally understood why I wasn't invited given the 'policy', no hard feelings. Plus, it was way out-of-town; we live in the southeast and that wedding was in California.
Any brides have any POV insight? Have you adopted a similar policy? Would you be horrified if someone asked? Or guests, would you ask?
