We live in Atlanta, Georgia and our old landlords kept our entire security deposit for repainting the home we rented for 4 years. They said we damaged the property by mounting our television and hanging curtain rods. Our move out “walk through” was the morning we turned in our keys and the new tenants were taking possession of the home that afternoon. Therefore, we were not given the chance to repair the damages ourselves. I filled a case in small claims court because the bill sent to us by the landlord didn’t have an itemized breakdown of the cost for fixing the holes in the sheetrock. The invoice total was over $3,000 but the landlord said we only had to pay $1,450 of that (the entire amount of our security deposit).
We were good tenants and took care of the home as if it were our own and we were never a minute late with the rent in four years.
From the beginning of our residency in the rental, there were major electrical problems. We frequently went days (up to 9 in a row) without hot water. Our HVAC system went out too many times to count. The last month we lived there, we had no power for an entire week with temperatures hovering at around 90 degrees. Our landlords “generously” offered us $350 to find alternative lodging (for 3 people and 2 dogs) while the base of our electrical meter (which had maybe been updated once - decades ago - since the house had been built in 1955 and was the source of all of the electrical problems in the house) being repaired and county permits were secured to turn the electricity back on in the house. In fact, I had to communicate with the landlord’s electrician and the county permit office, repeatedly, because the landlord disengaged himself from the entire week long process of rectifying the situation in his rental house while his paying tenants (of 4 years) had absolutely no electricity.
I have text and email proof of the majority of this ongoing and blatant disregard of the law regarding the warranty of habitability by the landlord.
I filed my claim and then the landlord (who also happens to be a LAWYER) filed a counterclaim suing us for $3,140 plus attorney and court fees “due to Plaintiff’s stubborn litigiousness”.
I don’t understand the legalese of the counterclaim and now I’m super anxious that I’ve started a battle I can’t win.
I did email the company the landlord used to paint the house (once the new tenants had already moved in) and asked what they charged to repair the walls before they paint. The company said that they don’t charge anything for that and it’s considered part of the paint prepping.
Would a judge in a small claims court take into account all of the times we didn’t have hot water, heat, air, or any electricity at all when considering whether or not the landlord should refund my full security deposit or have I screwed myself?

TL;DR - If you're familiar with or have been to southern Utah, then you may have been to Sand Hollow or Sand Mountain in St. George, UT. There's a land swap proposed between the BLM and a land developer that would trade 1050 acres of BLM land for 89 acres the land developer currently owns. The Issue:
BLM and the Washington County Water Conservancy District have proposed a land exchange that would involve swapping 1050 acres of the Western Edge of Sand Mountain near Warner Valley with 89 acres of land in Washington near Green Springs, apparently owned by His Family/Brennan. Washington County is designated as the Facilitator of the Exchange. You can learn more at the BLM E Planning website, EplanningUi (blm.gov). You can also see the Public Scoping Notice which is attached.
We also obtained plans by the City of Washington to annex much of the acquired area into their City, which may be a significant influence in the exchange.
The proposed action just entered the Public Scoping phase, which is scheduled to conclude at 5:00 PM on April 13, 2023. UPLA, DRATS, Mayor Nanette Billings (Hurricane), BlueRibbon Coalition, and Tri State ATV have been meeting with BLM, Water Conservancy, and the City of Washington to learn more about the project.
We were previously informed when the reservoir was done, we would lose the lower parts of Fault Line and Sandcutter, as well as the camping/staging area near Hwy 7, but when we learned that, we constructed the Ridgeline Trail at substantial expense to maintain access from Warner Valley.
We are extremely concerned for many reasons, including the following:

So, my boyfriend and Iare looking at townhouses to buy. Of course, we find one that's below our budget, in great condition (just needs some cosmetic/preferential work done. Nothing major) and in the area we want. It's literally perfect and we fall in love with it.... just to find out it's listed with the county as a condo and it is not FHA approved.
So now the issues is this: we love the place and still want it but our choices for financing have changed. We can still get the place on a conventional loan (in my name only because together we make too much money) but the rate is estimated at 6.99% without buying points. We don't have any extra money to buy points.
We also do have a second property we like that is FHA approved. The price is much higher but still affordable and we can probably get it lowered and have the sellers cover the closing costs. The interest rate would be about 1.25% lower, PMI would be lower, but we'd have to get some extra money for the down-payment.
I feel cornered. My lease is up June 15 and I really don't know what to do. I'm 23 and first-gen so I have no one to really talk to besides my boss (who is very experienced in this area).
Do we go with a second property through FHA, risk it with the conventional loan, or wait it out and see if we can get something better? For context, we're in a very good place, but could be in an even better place within 3-6 months, however, even if our buying power changes, we'd probably still stick with our budget.

TFSA/RRSP: I have liquidated my TFSA and closed the account. Can I put this money into an RRSP prior to departing to the US? Does this need to be done prior to departing to the US?
Rental Property: I have a Ontario rental property that I was planning on renting out throughout this year. Will I be taxed at a higher rate on this income now that I am a US Resident? If I was to sell my Canadian property while being a US resident would I be taxed at a higher rate on my capital gains? What if my capital gains is negative? (I appraised the house in 2021 when I turned it from my personal property to a rental at a higher amount than it would be worth now)
Departure Date: What determines my day of departure to the US? When I get my TN Visa? Or can I defer this date by returning to Canada periodically? I am living with my girlfriend and name will not technically be on a lease

After visiting a highly rated restaurant in north Boca for dinner, I was returning to my Deerfield Beach hotel via Federal Highway when a Boca cop pulled me over.
Apparently, Boca cops don't have much if any actual crime to deal with, but can't pass away their shifts inside the local donut shops either, and must therefore harass tourists instead.
The cop then informed me that he personally saw me commit the heinous crime of not driving fast enough in the left lane, because "a couple" of cars passed me on the right!
Apparently, in Boca, this is regarded as a major threat to society...
Now in Broward County, if nobody is bleeding and highly valuable property hasn't been stolen or destroyed, you could maybe get a cop to show up 23 weeks later to hear your frivolous story. But this is Boca.
Since I'm a Safe Driver who has never had a moving violation in literally decades of driving, the cop decided his harassment was enough and didn't ticket me for my heinous crime.
I've certainly learned my lesson, though: always spend ALL of your tourist dollars in Broward County, avoiding Boca Raton completely.

I sold a property and carried the note.
The note is an interest only note with a balloon payment.
The buyer quit claimed the deed to her relatives. She did not ask/tell/whatever. I do not know these people.
The county said that we are no longer on the title as mortgage holders.
Her taxes are seriously in arrears. She has not provided proof of homeowner’s insurance.

Our first house was purchased for $82,000 in December 2010 with low interest. We sold it 2016 for $115,000 to buy our land.
To buy our land, we put some of the equity towards credit card debt and the rest towards purchasing the land for $150,000 at a 15 yr fixed rate of around 5% interest rate. We “rebuilt” our house starting Nov 2019 with a refinance and construction loan in one. We didn’t put any down, it was 90% loan to value. The house we built made the value ( once complete ) more than the loan. Currently, the estimated appraisal is around $800,000 leaving $498,000 in equity. We didn’t purchase and build in a typical way. We bought the 45 acres for 150k 4% or so15 year loan 3 years before refinancing with a construction loan. He does get paid mileage but also has to have a 4x4 truck for work; although he doesn't work in the woods most days.

2010-2014 Worked as a draftsman while getting my associates in drafting. I was honest with them from the beginning about going back for a bachelor's. The most I made was $15/ hour with benefits only in the last year of employment. We started our contract work in 2013 at $25,000 per year.
2014 went back to college for a bachelor's degree and got my first real credit card. I don’t recall my balance when I started working on it but I would say it was over 3k. I also learned he had over 5k in cc debt when we started talking about combining our finances and working on debt. He was making $33 per hour with no benefits. Our contract was $25,000 per year which was broken up into equal payments over the year.
2016 - 2019 We combined out income and I took over finances completely with no help. I agreed to join the family business after finishing my degree in May 2016 and also got my real estate license ( boss MIL was also a broker). Worked full time from May until end of November when our child was born. I made $15-$25 in that time. We paid $800 per month for private insurance and had a traumatic delivery that came to another $18,000 after insurance coverage. I was scared of being one alone with my child; I had postpartum but didn’t tell anyone nor fully wanted to admit it to myself. Our daughter wasn’t easy going even as a baby, she had to be on my body at all times to be happy. She still gets bored easily. We spent a lot of money on stuff to entertain her at home; she never liked anything, not even a swing. We hired a nanny to be at our office with us full time from age 1 month to 3. We paid her $10 per hour in cash. Our daughter started pre-k at a private school at 3. $350 a month. Debt varied as always. I was at the office 40-45 hours but my boss used me to do real estate stuff she didn’t want to do which cut my hours to 30-32 per week hourly; I was never compensated for all of the real estate admin and website building. We both had our real estate licenses but never made anything until 2019-2022. It took up 8+ hours or so of my weekly hours then a lot of our weekends. In 2016, our contract work increased to $30,000 and payments changed to larger payments during our busy time of the year. I feel like that was when we started relying on that income to bail us out of debt.
Nov 2019-April 2020. Refinanced our land and did a construction loan to rebuild our house. Our daughter was out of school and at home with me working which was very hard. Our house was finished April 2020 two weeks before everything started shutting down further it seems. Debt was maybe around 10k because we forgot to plan for the carport that still doesn’t have a slab. It’s just dirt.
2020-2021 We told our boss MIL we were leaving the business. We were tired of the stress and chaos with her and low wages with no benefits. We were given raises ( $33 and $40 per hour ) to keep us there. I told her several months later in a formal notice I was quitting. I was guilt tripped and manipulated to stay; she stated we would make the changes necessary and I would start taking over her job. Of course nothing at all changed. I was a wreck and quit without notice 6 months later after trying again 2 months before because I was a serious mess. This hurt us financially because I wasn’t taking care of our finances and was too upset. I did take over our business contract work so we didn’t have to work on that during our free time. My husband was also a mess on and off, so we kept an emergency fund to support him quitting and finding a job. He told her twice he was quitting but could never follow through. We used up our emergency fund because we weren’t paying attention. Somehow spending 2k a month on groceries for several months. I hate that I have no clue how it happened and how much food waste we had.
2021-2023 I didn’t work for MIL from May 2021-October 2021 when I went back but only 10 hours per week. I went back because we needed the income. I typically worked 12 hours a week until leaving recently. We decided to move to Michigan; I feel like i sacrificed a lot staying in Texas ( I never wanted to ) and putting up with everything working for his mother and all the chaos and control that came with that. We will be moving end of May beginning on June. He still works for her and doesn’t have a set plan.
Reflection
I feel like our lives have been a wreck the last 3-6 years and I refuse to fall back into it. I feel like not having benefits has hurt us more than we ever imagined it would. Just this year so far we’ve paid $2400 for his emergency root canal and crown. $400 for a consultation and CT scan for my nose for sinus issues. $3500 for a new fence for our dogs. It seems to never end.
I was upset with myself for awhile; I am trying hard to focus on the future. We need to learn to plan and save for large expenses. I am highly considering separating our finances and splitting everything proportionally. He has yet to actually help me with managing our finances although I have mentioned and asked numerous times. He is also supposed to be evaluated for ADHD. He does try and he’s a great partner besides his mom problems and not helping with finances. He thinks just not spending money is enough for our finances. Our therapist thinks us getting away ( even if it is only part of the year ) will change my husband and his dynamic with his mother. I hope he will fall in love with where we are moving, and agree to stay there permanently and sell our home/property in Texas.

2023.03.21 19:29 FancyFireDrake Can I help someone with a Far Cry 5 Jump?

Okay so odd title for a post probably but let me explain.
A while ago I had a BLAST doing a Far Cry Dual Jump Project with u/Astrangeplaytomake
Doing the Far Cry 4 Jump was just a blast, probably also in part because I simply adored 4 and still do. A while after this challenge though, as fate would have it, I ended up getting my hands on both Far Cry 6 and 5 (the later free through the game pass). I ended up playing both and gotta say I love 6. Not 4 but close. I am tempted to make a Jump for 6 and Yara after all at some point so heads up for that.
But 5?
Here is the thing. I just did NOT like Far Cry 5. Not going to get into details but this game was a let down for me (no offense if you like 5 more power to you). However on the other hand I still had a BUNCH of ideas for a Jump focused on it.
Now I do NOT want my bias to taint any Jump I were to make. Making a Jump from a place that is anything but appreciation for the source material is a bad place to begin with but active dislike can only end in disaster and for those that enjoyed 5 it is simply not fair. I dont want to risk making a Jump that is in poor taste you all deserve better.
But on the other hand, I actually have some ideas that could be made part of a Far Cry 5 Jump.
So my offer, can I help anyone that happens to have Far Cry 5 as a favorite game or anything? Or can we make a community effort of it? I already have some options that I feel like posting at least and the fact that I got them as ideas is the reason I am making this Post to begin with. though frankly even here I have the worry that some may be in poor taste or could at least be rephrased:
Perks
Divine Intervention (Free/500): So all of a sudden a nuclear apocalypse is happening even though you just got finished destroying the doomsday cult and everything you did is turned to shit? Fuck that! Besides its not like a mushroom cloud is hanging over Yara so clearly this isn’t how things HAD to play out every time. Basically this on the House Perk makes it so the global tensions wont escalate in a Nuclear War. In fact there wont be any Global Tension at all… well not more than usual at least.
If you pay for this Perk with 500 CP you also get something to keep with you on your chain specifically to protect you against such sudden twists. Whenever something happens you couldn’t have seen coming, someone in the Himalayas pressing a Button that launches bombs or the like, your chain wont end. Things will align in such a way to prevent the event or end with your survival. Your welcome.
Blissless (Free/300): With all the drugs and indoctrination going around you’d be forgiven for worrying about your mental state so let me help you out. Your mind is essentially a fortress, invulnerable to the mind bending effects of Bliss. You would still see the strange visions and hallucinations but any hope of it converting you is none. Same for any attempts to turn you into a sleeper agent. This is free for this Jump but costs 300 CP if you want to keep it.
Clutch Nixons Legacy (300): Clutch Nixon is one of the things the people of Hope County are the most proud of. Now you too can step into his footsteps, having an uncanny ability to perform crazy stunts in any vehicle, or lacking one even in a Wingsuit, alongside a truly marvelous driving skill in whatever vehicle you get behind.

Companions
Longinus (100): This born again warmonger is about to finish his atonement in the eyes of the Lord, having tracked down the last of Blood Diamonds… here of all places. He considered it strange how his shame brought him in the middle of the States… but realized once he saw what was happening here. Hope County is in the clutches of one who walks with the Devil. And as someone who walked with the Devil so long, he realizes that God gave him a chance at redemption. Fond of quoting the bible and wondering what Gun Jesus would use, he has plenty of Weaponry to bring against the Seed family.

Drawbacks
New Dawn (+300): No matter what you do, the Nukes will come to Hope County after all. You must find a way to survive the nuclear fallout, which will only be possible in one of the various Bunkers of Hope County. This nuclear war will not only devastate the World but extend your Jumping time to 10 years starting from the day Rush and his Security Captain come to this place. It should go without saying that this Drawback deactivates Divine Intervention.
Family Reunion (+300): Well… this just made things a whole lot worse. See a few weeks ago each of the different Heralds got a new ‘best warrior’. One that has been given the title Seraphim. Each of them is a peerless fighter and a beast that could take on entire armies. And for you? They might as well have Plot Armor each of them guaranteed to put up a worthy fight against you and none of your non Far Cry Perks work against them.
Who are they?
Previous Far Cry Protagonists.
Yep. See Hurk saw what the Cult was doing and called in his Tat Bros and as that was happening some mercenary returned to a safe house all the way from Africa. Somehow after each of them nearly decimated the cult by themselves, MAGAZINES of Bliss Bullets were shot at each of them and frankly insane amounts of luck later, Jackal, Jason and Ajay end up as the dreaded Seraphim.
The Jackal is John’s Seraphim, the entire Yes Ideology giving his blissed out mind some more hope after the horrors he endured. Jason is the Seraphim of Faith, who saw in him the Beast that slumbered and promised him a place where he could let go of his awakened anger… unless it was needed of course and she is to him a lot more honest than Citra. Ajay meanwhile is Jacob’s Seraphim. He used him first to get rid of a CIA Agent that was trying to find some tape and seeing the potential in the Kingslayer of Kyrat and how desperate he may be for a family, took him in. But deep down… none of them would condone cultists or mad man and some fraction of their collapsed psyche is still there ready to break out.
It IS possible to undo the effects on the various Far Cry Heroes. But take my word for it that it will be a difficult task, much more difficult than simply killing them. But if you do? Not only will they help you against the Cult, you can take them with you as a companion.

Scenario
Day of Reckoning (+300):
Joseph Seed hears voices. A voice claiming to be God. A voice that inspired him down this path of causing misery.
There is just one teeny tiny problem. That voice he hears it is from an otherworldly and powerful being.
But it’s the other guy.
Joseph Seed is led on by the Devil pretending to be his Lord and by selecting this Scenario you enter a World where such machinations wouldn’t simply end in Nuclear fire and destruction. It will instead be Hellfire and damnation. Joseph’s continued creation of suffering in the name of God is to be the catalyst for the Anti-Christs birth.
Once the Anti-Christ arrives, many members of Eden’s Gate will defect to them and their charisma, be branded with marks on the forehead. With Hope County surrounded by hellish flames it will only take a week before the Anti-christ decides to set out to the rest of the World. First Montana, then the States… than the whole World will burn.
It is up to you to stop this. The resistance of Hope County will be weakened immensely and Joseph himself broken by the revelation. Someone needs to step up and save the World.
The Anti-christ is no easy opponent however. Whatever lethal blow you may deal? It will heal miraculously as no simply earthly weapon can harm him and even should you possess weapons not from this Jump they will be vastly less effective than they should.
You must endure for six days at least. Six days in which Hope County will be impossible to escape and demons run rampant. Six days in which you also must ensure Joseph, now perhaps craving death, will survive. Why? You will see that on the seventh day.
On the seventh day of the invasion Joseph will gain an idea. How to get a weapon that could kill the Anti-Christ. Imitate the very crucifixion of Christ, and let something akin to the Spear of Longinus end a Martyrs life. Joseph himself will offer himself up for his task and will hope that the residents of Hope County will make him suffer so that someone can die with his and the peoples sins. Than you must do the killing blow.
Whatever weapon you use for it, be it a Gun or a Blade or even a Baseball Bat… at first nothing will happen but upon Joseph taking his final breath the weapon will glow and you will KNOW that it will work.
Using this weapon you must march upon the twisted place that once was Eden Gates Church and kill the Son of Satan with the weapon you made.
This wont be an easy fight, the Anti-Christ is guaranteed to be a difficult opponent for you, guaranteed to require all your skill. But manage this fight? You will be rewarded properly.
Reward: As a New Dawn breaks upon Hope County, the signs of the Apocalypse washed away, the damage healed and lives restored and mad man bested, you will see it all and see that it was good.
You will also see Your Spear maybe not literally but you still have the weapon that killed the Anti-Christ and it still possesses its strange properties. You can kill even the supposedly immortal with it and against the evil and vile it will be more effective than any other weapon.
Furthermore you gain the Perk Lion of Judah. You have become the natural bane of Demons and Evil and your majestic presence worthy of a Savior will make them cover and anything you do against them become more potent. And if you act like a Lamb and be good for goodness sake and to help your fellow men, you find yourself growing that bit stronger for it.
Finally you may take all of Hope County with you alongside its various people. Why this can even include people of the Cult. Even the recently deceased like Joseph Seed himself. How would he feel about coming back from the dead like the Son of God?
